Congratulations on the purchase of your new home!
This is an exciting and emotional time. That means it is even more important for you to use Pre-Delivery Inspection (PDI) to walk through your new home. New Home Pre-Delivery Check will assist you in reviewing your new property and checking for any flaws, whether in materials or workmanship. This is the time to make note of any issues and be as detail oriented as you can.
If you are afraid of missing something, consider hiring a professional Inspector.
Your home includes the heating, ventilation, electrical and plumbing systems. Your builder should provide you with any operating manuals that relate to your home’s systems. Learning from your builder how these systems operate is one of the key benefits of a Pre-Delivery Inspection (PDI)
Steps to Conducting a New Home Pre-Delivery Inspection:
Step 1
Begin the inspection at either the highest or lowest point of the home (i.e., attic or basement) and work from room to room until every area of the home has been inspected. Spend as much time inspecting the exterior as you do the interior. Assess the exterior finishes and the driveway, walkways, decks and patios, as well as landscaping. Test all of the home’s features and systems.
Step 2
Note anything damaged, missing, incomplete or not in good operating condition. You can take photos and add extra notes for any item. Make sure you note items that cannot be inspected, because for example they are obstructed or inaccessible.
Step 3
Make sure to ask if there have been any “substitutions” of items referred to in, or to be selected under your Agreement of Purchase and Sale.
Step 4
If you are buying a condominium, ask which parts of your unit are covered under the common elements warranty for the condominium project and are not part of the PDI for your unit. This can include, for example, the heating system and even some of the exterior items in the unit like the windows. The condominium Board of Directors are normally responsible for completing a separate PDI for the common elements.
Step 5
Confirm your Date of Possession with the Builder, and include it in the report.
Step 6
If the Builder asks you to sign their PDI form, take a photo and include it as part of this report. Make sure that the Builder has noted any and all issues that you have noted.
When you're done, you can email yourself and the Builder a copy of the PDF report so that you have it as a record for the future.
